Façade Water Ingress

From investigation and diagnosis to effective façade remediation

Façade water ingress occurs when water penetrates the external wall or building envelope, potentially affecting internal finishes, insulation, structural elements and other parts of the building.

The source is not always immediately apparent. Water can enter through defects in the façade itself or through interfaces between different building elements.

What Causes Façade Water Ingress?

Water ingress can result from defects including failed joints and sealants, damaged cladding, defective flashings, failed membranes, blocked drainage, damaged render, deteriorated pointing, defective window and curtain wall interfaces, or problems where different façade systems meet.

Poor installation, material deterioration and movement within the building can also contribute to water penetration.

What Are The Signs Of Façade Water Ingress?

Common signs include:

  • Damp or staining to internal finishes
  • Water appearing after rainfall
  • Peeling or damaged finishes
  • Mould or moisture-related damage
  • Deteriorated insulation
  • Cracking or failed sealants
  • Water staining around windows
  • Corrosion or deterioration of façade components

Investigating Façade Leaks

Investigation aims to establish the likely entry point, route of water penetration and underlying cause.

This may include:

  • Reviewing existing drawings and reports
  • Visual inspection
  • Assessing cladding, render and external wall finishes
  • Inspecting windows and curtain walling
  • Examining joints, seals and flashings
  • Checking drainage and interfaces
  • Targeted testing
  • Opening-up where concealed construction needs to be established

Our dedicated survey team, Trident Facades Surveys, can undertake façade investigation and opening-up where required.

How Is Façade Water Ingress Investigated?

Depending on the cause, remedial works can include:

  • Sealant replacement
  • Joint repairs
  • Membrane replacement
  • Flashing replacement
  • Cladding repairs
  • Window interface repairs
  • Render repairs
  • Waterproofing
  • Balcony waterproofing
  • Localised façade replacement
  • Complete façade remediation

Façade Water Ingress Remediation

The appropriate remedial approach depends on the cause and extent of the defect.

Works may include:

  • Sealant and joint repairs
  • Cladding repairs or replacement
  • Flashing repairs
  • Render repairs
  • Window and curtain wall interface repairs
  • Drainage improvements
  • Membrane replacement
  • Insulation replacement
  • Localised façade repairs
  • Wider façade remediation

When Does Water Ingress Become A Wider Façade Problem?

Repeated or widespread water ingress can indicate defects within the wider external wall rather than an isolated leak.

Investigation may identify issues with cladding, insulation, membranes, cavity barriers, fixings, windows or other façade interfaces. Where multiple defects are present, a coordinated remediation strategy may be required.
