How Much Does Façade Remediation Cost?

There’s no single number that answers “what does façade remediation cost” — a mid-rise block with straightforward rainscreen cladding and good access is a very different project to a high-rise tower with ACM panels, complex balconies and restricted site access. What we can do is set out the variables that actually move the price, so you know what you’re pricing when a quote comes in.

Facade Remediation Cost Drivers

Building size and façade area. Cost is generally priced per square metre of façade, so height, footprint and elevation complexity all matter more than the number of storeys alone.

Cladding type. ACM removal and replacement carries different cost and disposal implications to rainscreen, HPL or render — some materials require specialist handling.

Extent of replacement. A like-for-like recladding project prices differently to one that also involves upgrading insulation, cavity barriers or fire stopping behind the cladding.

Access. Scaffolding, mast climbers and MEWPs (mobile elevating work platforms) are a significant line item, particularly on taller or more complex buildings, and access strategy is usually one of the first things we price.

Fire stopping and cavity barriers. Where remediation extends beyond the visible cladding into compartmentation and fire stopping, this adds scope — but it’s often non-negotiable from a building safety standpoint.

Insulation. Replacing or upgrading insulation as part of the works affects both material cost and thermal performance outcomes.

Design and professional fees. Structural engineers, façade engineers and fire consultants are typically involved before a single panel comes off the building — see façade remediation design.

Project stage you’re starting from. A project that already has a survey, strategy and design in place will price more accurately than one starting from a fire risk assessment alone.

Getting an accurate cost for your building

Broad-brush figures aren’t much use once fire safety and access variables are in the mix — the only reliable way to cost a remediation project is against a specific building, with a survey behind it.
