Cladding Failure

From investigation and assessment to effective façade remediation

Cladding failure can affect the appearance, weather resistance, durability and performance of an external wall.

Failure may be limited to individual panels or components, or indicate wider defects within the cladding system, fixings, support structure or underlying wall construction.

What Causes Cladding Failure?

Cladding can fail for a variety of reasons, including material deterioration, damaged panels, corrosion, failed fixings, movement, poor installation, water ingress, defective joints, impact damage, inadequate support and defective interfaces. Fire performance may also need to be considered where the external wall system contains materials requiring remediation.

Signs of Cladding Failure

Visible signs can include:

  • Loose panels
  • Distorted panels
  • Cracking
  • Corrosion
  • Discolouration
  • Open joints
  • Damaged fixings
  • Movement
  • Water penetration
  • Detached components

Not all defects are visible from ground level.

Investigating Cladding Failure

Investigation establishes the type and construction of the cladding system and the extent of any defects.

This may include assessing:

  • Cladding and fixing method
  • Support structure
  • Panel and component condition
  • Substrate
  • Insulation and cavity
  • Cavity barriers and fire stopping
  • Interfaces with other façade systems

Where concealed construction needs to be established, targeted opening-up may be required.

Our dedicated survey team, Trident Facades Surveys, can undertake façade investigation and opening-up where required.

Cladding Repair or Replacement?

The appropriate response depends on the cause and extent of the failure.

Possible solutions include:

  • Localised repair
  • Component replacement
  • Fixing replacement
  • Panel replacement
  • Cladding remediation
  • Complete cladding replacement
  • Wider external wall remediation

See our Cladding Repair Services and Cladding Replacement Services.

Cladding Failure And Wider Façade Remediation

Cladding defects can be linked to other parts of the external wall, including insulation, cavity barriers, fire stopping, membranes, fixings, substrates and interfaces.

Where wider defects are identified, remediation may extend beyond the visible cladding.
