Façade Remediation Process

Façade remediation projects follow a broadly consistent sequence, even though the detail — funding route, cladding type, occupancy — varies from building to building. Here’s how the process actually runs, stage by stage.

1. Survey and investigation

Before anything is designed or priced, someone needs to establish what the façade is actually made of and where it has failed. This is intrusive investigation and condition survey work — opening up sample areas, testing materials, assessing cavity barriers — carried out by Trident Facades Surveys rather than by us. 2. Strategy

With survey findings in hand, the next step is deciding the right remediation approach: full recladding, targeted repair, phased works, or something in between. This is where resident impact, funding eligibility and building safety priorities get weighed against each other.

3. Design

The agreed strategy is translated into a technical design and specification — cladding build-up, insulation, fire stopping detail, junctions, and how the new system performs as a whole.

4. Tender

The design package goes out to contractors (including us) for pricing, so the client can compare cost and approach before committing. See tender support.

5. Removal

Once a contractor is appointed and access is in place, the existing cladding or defective element is safely stripped out

6. Installation

The replacement system goes on: insulation, cavity barriers, cladding, and fire stopping at every compartment line, followed by finishes. See cladding replacement

7. Quality assurance

Every stage of installation is inspected and recorded — this is what gives building owners and residents confidence the work matches the design intent, not just how it looks from the ground.

8. Completion

Sign-off, as-built documentation, and handover — including anything needed for building safety case records or insurer requirements.

How Long Does Facade Remediation Take

Timescales depend heavily on building height, access strategy and funding route. As a rough guide, survey through to strategy and design can take several months on a contested or complex building; construction itself is typically the longest phase. We can give you a realistic programme once we know your building and starting point.
