Façade Remediation Strategy

A remediation strategy is the bridge between “here’s what’s wrong with the façade” and “here’s what we’re going to build.” It’s where survey findings get turned into a defined approach — and getting it right shapes everything that follows: design, cost, programme and resident impact.

What a Facade remediation strategy actually decides

Scope. Whether the building needs full recladding, targeted repair to specific elevations or defects, or a phased approach across multiple years.

Sequencing. Which parts of the building are tackled first — often driven by fire risk severity rather than convenience.

Resident and occupant impact. How works are phased to minimise disruption, and what temporary measures (like waking watch) may be needed while remediation is underway.

Funding route. Strategy has to align with how the project will actually be paid for — self-funded, leaseholder-funded, or via a scheme such as the Building Safety Fund or Cladding Safety Scheme. See building safety and façade remediation.

Interim risk management. What needs to happen on the building before construction starts, so it remains safe to occupy in the meantime.

Why strategy comes before design

Jumping straight from a survey to a detailed design without an agreed strategy is one of the most common causes of delay and rework on remediation projects — a design produced against the wrong scope or funding assumption has to be revisited.
